Great question! Is your broker honest? Trustworthy, Available? Communication is one of the most important things that needs to take place in any relationship, both personal and professional, and expectations from a client should be discussed up front. The Realtor/Broker should ask a client what aspects of service are most important in order to know how to best service their client. A Broker/Realtor who is concerned with their clients best interest also should be willing to do any and all necessary research to make sure they are advising correctly regarding price point, whether working with a buyer and putting together offers, or a seller in listing their property, as well as making sure all pertinent facts about a property are disclosed. If you have to ask "How do I know if my broker is doing a good job?", then it's likely your broker is NOT doing a good job.

The best way to find a good broker is by talking to friends, family members, and co-workers. Someone in your 'sphere of influence' already knows a great agent. You just have to ask them for a referral.

Once you have several agent names, you should interview each agent. According to a Baylor study, most people choose an agent for their experience. There is no substitute for experience. Following experience, select the agent with whom you have good rapport. Communication is critical to a successful real estate transaction.

Go online and search for your home. Can you find it? If not you may need to talk to your agent. A lot of buyers are doing a lot of searching online these days so your agent needs to make sure that these buyers can find your home. Also make sure that your agent answers their phone when you call. When another agent has buyers and they have questions they will need to call your agent and your agent will need to be able to answer these questions in a timely manner.
