How do I get a list of bank owned properties without having to subscribe to a monthly service?

Keep in mind that in this market, you can oftentimes get a great deal through the traditional seller that has listed their home--and with this type of seller, you have more control over the timelines and terms.

The Best way is Contact a Local Real estate Agent or Realtor. This person can forward properties with your preferences. Remember South florida market is very active in the last 3 years. You need to take action in less than 24 Hours. try to check if your Realtor have active license for last 8 or 10 years. Better opportunity to get Bank owned properties. Sometimes property websites are back one or two weeks later.

Many lenders have a special site set-up for advertising thier REO inventory. Many if not all the properties are listed with a brokerage company. Another route is to scour the Miami-Dade County Appraisers Office and the Miami-Dade County Tax Collector Websites.

Hi Jackie,

You can ferret out lists from government or bank websites in some areas - but you will spend a lot of time putting everything together - that's why the subscriptions websites make money.

The best way is to find a REALTOR in your area who is familiar with the foreclosure and bank-owned markets. Most likely they already subscribe to the services and the commission you pay for their expertise will be well worth it! Stick with one agent - your loyalty will pay off.
