How do I compare cost of various number of bedrooms and bathrooms?

We are looking to buy the house we are renting and are trying to determine a fair price to offer for the home. It is a 2 bed, 1 bath, on slab with a detached garage.

I have been trying to look at properties sold recently in our area and am having a hard time.

Most are 3 bedroom 2 bath, many have finished basements, some have attached garages.

How much value does a 3rd bed room, 2nd bathroom, basement (finished or otherwise), attached vs detached garage, etc. add to a home?

2 bedroom freestanding homes are a rarity. Older comps in the MLS will be your best source for a starting point. Once you determine if an agent will help you in the process, they will be able to research the information necessary and advise you accordingly.
