How do I cancel a Exclusive Buyers Brokerage agreement form F4 1/1/11 Ga.? She also put the wrong year in the agreement.

A Buyers Brokerage Agreement is a binding agreement until the term expires and/or the agreement is released by BOTH parties. This agreement is intended to create a mutual benefit for both the Agent and the Buyer and is enforceable in GA by law.

Why do you want to cancel the agreement? If it is because the Agent is not providing you with acceptable service, I would recommend you tell them and allow them to improved their level of service to you. If they continue not to provide you with good service, your next step is to speak with their Broker.

If the Agent has provided you with good service and you have now chosen to make an offer on real estate without them, you can do that, but you WOULD be obligated to compensate the Agent for that transaction as specified in the Buyers Brokerage Agreement.

Just send the agent a letter to cancel the agreement and sign it. This should be enough for the release. You can email it or fax it, remember to hold on to the receipt. Good luck!

As with any contract if you wanty to be released than you should request it in writing. Make sure itis signed by all before you consider yourself released. As far as the typo, it will depend if it is a simple error some judges may enforce it if all knew the meaning but did not corrrect it upon signing.

Hi Rosemarie,

It should likely say in your contract what the process would be to cancel the agreement.. In Wisconsin you would submit in writing that you wish to terminate the contract. I would send a copy to the agent and the broker.

Most Agents/Brokers will allow you to cancel the agreement by simply stating in writing that you wish to terminate the relationship. Please let me know if that doesn't work for you. Good Luck!

Around here, a buyer can cancel an agreement simply by putting it in writing. I'd send a copy to her broker, as well.
