If you are an agent, why are you asking questions in this forum? Doesn't your broker teach you anything? You're also asking a question in the home buying forum. Do you expect the general public to be answering a question you should be asking your broker? If this is the case than perhaps you should find another broker.

Good luck.

It depends how bad it is. Foreclosure, bankruptcy, liens , car rrpos , etc ?

Don't be afraid of Bad Credit, Many people think there is just no way to ever get it fixed. Really all you have to do is be diligent in taking those steps forward to correcting the dings on your credit.

I have a great lender I can refer you to that can go over your specific situation and give you quality guidance that will put you on the right path to getting where you need to be.

Call me for more details or to get further assistance.
You never know you may be closer than you think you are.

This is the difference between now and pre 2007. Before, you could just tell lenders what you wanted and they basically said OK, but now you have to qualify. Don't look at it as a door that is closed but rather as protection from yourself and from predators.
Save some money, fix your credit and try again. Their is no instant fix.

You can purchase with cash!

Or you can purchase and finance with a larger downpayment (30-50% depending on your particular situation and property itself).
