With regards to renting, rental rates in the Winter Park area are very favorable to investors. There is a sizeable amount of condo/town house inventory available in the Winter Park and surrounding areas.

The key to obtaining a positive cash flowing investment will be the Condo Association. Before investing you will want to know, the associations foreclosure and unoccupied rate, what the rules are for rentals, and what percentage of units are allowed for rental, and if there are any special assessments on the horizon.

Condos in Winter Park rent relatively easily. Unfortunately many of the associations in the most desirable condos severely limit or even restrict the rental of units. some have a one year waiting period. Others have interviews with your potential tenant.
If you are looking at the ones closer to 436 they have far less restrictions than the ones near park avenue.

A large group of college age people live in this area. As long as it is clean and looks presentable this shouldn't be hard is it is reasonably priced. What is the square footage of the unit?
