Easiest and cheapest always seems to be curbside appeal. Have a beautiful lawn with nice landscaping and flowers. Not hard to do and make sure to keep the clutter to a minimum when selling.

It’s part aesthetic and part functionality. We’ve all heard of the first impressions count saying, so landscape can go a long way. Focusing on bathroom(s) and kitchen will bring in a good return.

It also depends on the starting condition of your property.

Working with a local realtor who knows the neighborhood can provide insight on how to add value.Your realtor should be able to provide you references for contractors that can help you successfully reach your goal.

The main thing that we have found that increases the value of a home is upgrading the kitchen, master bedroom, and bath. The appearance of the home from the outside as well as the inside. Clean

Interview several Brokers in your area to get an opinion on what is needed to the home to improve the home. Also get estimates from different contractors on the work you want to do to the home.

The most value of increase are a modern kitchen with upgraded appliances and upgraded cabinets and counter tops,. Hardwood floors also bring some value to the home.
Remodeled bathrooms also bring value to the home along with modern light fixtures through out the home.

One other potential increase in value would a enlarge master bedroom and master bath and walk in closet if possible.
Also new outside paint and maybe some new dual pane windows.

These are just a couple ideas for increasing the value of your home.

One of the best ways to increase the value of your home is to focus on making your home desirable to buyers. Ask yourself what buyers are looking for in YOUR market and then make yours the best one out there in those specific "want" areas.
