Dear Mike,
You are a smart buyer to take advantage of the buyers assistance programs. The city of austin has several that can help you. I suggest checking out their website: http://www.ci.austin.tx.us/ahfc/first_dpa.htm. Several of the Downpayment Assistance programs may be done away with soon due to some new legislation that may be passed shortly. So I would act sooner than later, if you are going that route.

Also I have a lender that will pay for your closing costs on a home purchase under $200K. Give me a call and I will give you his name and number. I wish you the best of luck on finding the perfect new home. Please call me if I can help you with this purchase.

You can telephone Fernando Hernandez-Garza, the director of the the program, at 512.974.3114 or reach him @ fernando.hernandez@ci.austin.tx.us. These folks have a genuine interest in helping people own homes and are very respectful -- and, they are very patient -- it's my understanding that Travis County also has funds available for down payment asistance (on similar terms to the city's program) for property located outside the city of Austin proper yet inside county lines -- that caveat could make possible a purchase in Pfugerville, Manor, etc -- check it out --

You might also consider a USDA Rural Development Program. This is a loan that you can get into with no money out of pocket and no monthly mortgage insurance. You would have to find a home in the USDA Zone but there are many areas that qualify such as Hutto, parts of Round Rock, Pflugerville and Leander, all of Hays County (other than San Marcos). There is no pre-payment penalty like with the down payment assistance programs. Let me know if you would like more info on this program.

You may want to call Bank of American and speak to Joe Krupp. 512-338-3238 Bank of America has a lot of down-payment programs

There are also other down payment assistance programs that your Realtor can help you with. They can allow up to 3% assistance from the seller with FHA.

Good question if you contact each subrub of Austin request for housing department OR visit website for each city should assist with all the details, Most city only have $x,xxx amount they allot for home purchases. Most of these contributions go fairly quickly each program is introduced the begin of each year to the real estate community.
