Please talk to your Realtor and have them guide you to a couple of different mortgage agents. After interviewing them and getting a Good Faith Estimate you can make a decision for yourself what would be the best scenario for you.

knowing the Lender will not help you; they will not talk to you, they will not deal with you:
The Banks insist on Buyer being represented; so much, that they are willing to pay for YOUR Realtor.
Just contact any Realtor and have them investigate your chosen house.

You can use any mortgage lender you choose. I would call Dorathe Catlin at PHH Mortgage. Her phone number is (209) 261-4320. She has helped me out a lot and been my lender for the past 3 years. She will help you get pre-approved (if you are not already) and tell you what amount you are pre-qualified for. If you need any help finding a home, I would be happy to help you!
