The foreclosures you see on Trulia and other sites often originate from Realty Trac. These homes have not yet been assigned to a broker for listing in the MLS. This question comes up a lot and the simple answer is foreclosures just about always end up in the MLS. That is how banks get the most money for them and that is exactly what they want to do.

What you are seeing are homes just entering the process and often times they are 60, 90 or more days from being listed. Because these home will eventually end up in the MLS your best option is to work with an agent who can send you an ever updating list of homes that are listed in real time. This way you see the homes often 2-3 days before they even appear on sites like Trulia or Zillow.

Best of luck to you,

Since most foreclosed properties end up being listed by a broker, for accurate and free information, why not simply consider working with an agent of your own....

Call a local real estate agent and ask them. If the home is not listed on the MLS, then it is offered by a company called REALTY Trac. What they don't tell you is that most of the homes that they show are not currently available for sale and may not be available for MONTHS or even years. They simply put them on the site in order to sell subscriptions to their service. DO NOT PAY FOR IT.

Any foreclosure that is available to be purchased will be in the MLS, which means any real estate agent can give you that information for FREE. Find an agent that you want to work with and ask them.

Best of luck to you,
