You need to understand what the market is doing on daily bases to understand what to list a house for. All the informaiton that is in the press is ALWAYS based on old information looking at numbers that are two to six month old. You need a full time real estate professional to pull comps and understand what comps out of the area should be used and what areas are comparable and can be used. Most FSBOs don't price their house right, don't sell when they want, sell under market value, or screw up the required paperwork opening them up to litigation later. You almost always get what pay for!
