If you send me your address I will give you a confidential market report that will give you a strong indicator of the value. I will go within a 5 miles radius if I have to.

Where do you live? I have 100% confidence if typed in the zip code here at Trulia search, a listing will pop up that might be close to yours. I would then look at asking price per sq ft, and see how that compares to yours.

You could hire a professional to appraise your home . Or you can look up properties in the same township. Section and range if there are no comparables in your immediate subdivision. An appraiser can pull properties within a five mile radius.

One thing to keep in mind Mr. Brown, don't compare to the listing prices.

You need to understand what the market is doing on daily bases to understand what to list a house for. All the informaiton that is in the press is ALWAYS based on old information looking at numbers that are two to six month old. You need a full time real estate professional to pull comps and understand what comps out of the area should be used and what areas are comparable and can be used. Most FSBOs don't price their house right, don't sell when they want, sell under market value, or screw up the required paperwork opening them up to litigation later. You almost always get what pay for!

Michael - All the answers below are good ones. Generally speaking if you cannot find comparables within your area you will want to search just outside your home up to one mile and go from there. I would be happy to email you a comprehensive value report. Just contact me with a property address and I can have it to you within a hour. Best of luck to you and your search..

Hi Michael - I will be glad to send you a market analysis if yoiu send me your name and address and e-mail. In cases like yours you have to expand the radius and comp with similar properties as close by as possible. Certain parts of Las Vegas and Henderson are particularly stable and there is not much turnover. I just ran into that situation for a home my son purchased way out in Henderson zipcode 89002.

Call me and I will give you comps for your home. The only accurate comps are those that come from a realtor using the MLS. Comps from any other source are usually too high or too low. Myra Gouger / Realtor / 702-858-9311
