How can I change my agent?

I have been looking for a house to buy for more than 6 months.I have more and more specific ideas about how my first house should look like. But my agent kept sending me listings that are nothing close to what I like. Those listings that I would consider were never on his list. I do more research than him. I know more about school district than him. And several times he tried to talked me into putting offers that it's completely over-priced. Yesterday, I tried to tell him that I like Eichler style and I would like to see more. He totally ignored me and reply me something like"Oh, this orange is so sweet! it's the sweetest ever....". Did he lose patience with me and want me to see somebody else? Am I stuck with this agent? Is it supposed to be like this? Buyers have to do your own homework. How can I make my agent give me more professional help? Or should I just look for a new agent since he was so rude to me yesterday?

If you signed a buyers agent agreement NOT HAPPY then request for amendment to the contract and cancel the agreement. However we have had some buyers our personalities did not work we bowed out suggested for the buyer to locate another agent. Agent and buyer work as a team, listen to buyer specifications our advantage we dont get paid unless we locate a home fits your overall vision.

If you signed a Buyer Agency Contract, the agent would have to agree to terminate it. Personally I think it would be foolish for an agent to try to hold someone in a contract. Explain to the Agent that you are not happy and would like to be released. If the Agent is not doing anything for you, you might want to talk to his/her Broker.

May be he is embarrassed to ask you what an "Eichler style" is. It's not a very common style. Many agents misclassify the homes as "contemporary".

I'm sorry to hear that your agent is not working out for you. It is completely disrespectful to you to waste your time and energy trying to find the right home for you.

You can definately fire your agent if you are not in a contract (Buyer's Representation Agreement). Sometimes it takes months for the right home to come to the market through the local MLS.

Welcome to the real world ...

You're about the 2,579 poster here to have the very same complaint ...

Just because an agent is in the business, doesn't mean they "know" the business ... keep in mind, most are still coming off of the "show them 5 houses on Sunday - and have a contract by Wednesday" syndrome ... well, those days are over -- waaay over.

It's as easy as 1, 2, 3 to cancel the contract ... you were very specific and clear on your wants and needs above, so do the same on your cancellation letter.

1.) write down all of the specifics, plus times and dates ...

2.) call and make an appointment to speak with the broker and or manager tomorrow ...

3.) briefly go over it with him/her and get the cancellation in "writing" -- and call it a day.

In todays market, realty companies are getting a huge amount of consumer heat .. like car dealers, they don't need anymore.

I might recommend interviewing 4 or 5 quality agents in your area .. most are looking for a job right now ... this time, take your time and find a good one - they are the minority.
