Houses with foundation issues in Orinda

Hi my friend wants to buy a home in Orinda that has foundation issues - the house slants and was built on landfill. Any suggestions on how to work through this?

If your friend really likes the property in spite of the foundation issues, he/she can still move ahead.

Are there any reports addressing the issues? There has to be a number ($$$) to fix the problems if there has already been inspections. Build the fix-it numbers into the offer.

If there are no reports, you can get the inspections done during your due diligence period after you get the property under contract.

Orinda is no stranger to houses "settling". Sometimes the settling is normal over time, and other times it can be a serious problem. An experienced Realtor familiar with soils can help.

If your friend wants the property, there is a price that works. Getting to that price is the challenge.

The key here is to do through due diligence - get at least two experts - a foundation specialist and a geotechnical specialist. The foundation expert can look into what issues the foundation has - are the issues created by drainage problems, poor pier support, etc.] They will do a floor level survey to ascertain the amount the house is out of level, and if that is within specific tolerances the engineers have established. The geotechnical specialist can do soil testing to evaluate the compaction issues (if any) on landfill. Then it becomes a $$$ issue as to the cost to remedy the issues that are discovered. Almost any real estate problem can be fixed - it's just at what cost, and who pays.

There are rehab loans you can get... there ARE loans!

Many homes have or have had foundation issues in Orinda.

Call Joe Mingham at PMA (lender, division of WElls Fargo) 925.997.1023 as they have these rehab loans for homes that need work! You can do it for as little as 3% down.. though there are limits to the price, if the price is low enough for Orinda, it may work (under 729k) or ask him about other rehab loans.. there are loans out there.

keep bank will finance unless you have a substantial amount if at all. Maybe seller will carry..Did you say, Landfill? Might have Methane Issues as well...
