Home under $400,000 in north county inland ?

Asked by Sid, Rancho Bernardo, San Diego, CA Wed Jan 12, 2011

Is it possible to find a detached SF home with 3 beds along the 56 corridor, RB, 4S Ranch, Penasquitos, Sabre Springs, Black mountain Ranch areas for under $400,000.
I did a quick search on this site and nothing much came up.
I am disheartened.

I found 11 homes that are SFR detached in the areas that you described. One is listed at $349,900 and the rest are in the $380,000 - 400,000 range. I hope this is of help.
If you call or email me I can send you the information. You might try searching on my website as well.

Yes! Yes! Yes! In beautiful Ramona! It is not as far as you may think, and you can still find beautiful homes for way under $400K. Also, there is 100% financing still available, other than a VA loan. I also have self-employed borrower financing available. If you are still looking, let me know and I'll be happy to send you a list.

Not along the 56 freeway. Escondido will have the most inventory for sure under 400K, but there are many deals in Poway to consider . If you can go up to 450K, that would open up a lot more options for you. Might I also suggest San Marcos besides Escondido.

Good luck

Hi Sid,

You'll get more for your money and have a better chance if you look just a little bit further north into Escondido. The few that you'll find in the areas you mentioned are fixers or ones in need of updating. If you find a home in that price will you then have the money to fix it up? If not, look in Escondido and you'll have better choices. Let me know if I can help. Good luck to you!

Work with your agent - it is possible, but they are not as common and you need to be completely offer ready and alert to new ones that come on the market. They will be short sales/Bank Owned, older homes or ones that need work. You are more likely to find under 400K in Escondido.

The only thing I could think would set you up in the MLS Feed that gives you the newest listings and can be a defined search if nothing came up on Trulia, possibly Zillow or Realtor did you try those?
