Home loan denied. The home I put in BK 13 wasn't sold by bank until 2 years after I filed. BK discharged 2 years ago and credit is great now.

Credit Union said to come back in June when it will be 3 years. They said they don't have a servicer to sell loan to. Will anyone give me a loan. I need to be out of my lease before June.

Most lenders will use the last foreclosure sale date as the date to begin counting 3 years. If you would like the name and number to the lenders we work with to see if they can give you another option please email me directly and I will respond with their info.

Yes, I have recently learned this. I was able to get a loan with the Back to Work Program. I just have to wait the full 30 days after the counseling class I took. Thanks for all of the advice!!!!

If your husband passed away (and I am so sorry for your loss), that would definitely fall within the significant loss of income guidelines of the Back to Work Program.

I would suggest you contact All Western Mortgage at 866.699.4467. Not only do they have the Back to Work Program, we have negotiated a special deal for our clients that eliminates the traditional lender fees of discount points, underwriting fees and processing fees while still remaining super competitive on the loan rates. You will want to compare several mortgage lenders for rates and fees!

Just in case you also want to become familiar with the market, go to: http://www.GreatLasVegasHomes.com. It is a local site and updated daily, unlike the national sites like Trulia and Zillow. Those big sites are terribly outdated - I have seen properties listed on them that haven't been for sale for years! Local agent sites by law must maintain updated databases.

If your credit is great now, you probably do NOT have to wait any longer! You may well be able to qualify for the new FHA "Back to Work" program.

Credit Unions may not have as many options as a mortgage broker. Ask your agent for a referral to a great local mortgage broker and tell them everything up-front. A BK and a short sale will complicate things and limit your options and this should have been figured out right away.

I already have that information but thank you. It was discharged may of 2011 and also short sold around the same time. My credit union is making wait until June of 2014 because they have no one to purchase the loan.

Usually lenders should not have a problem after financing after 2 years of your BK discharge. You may want to run this scenario with another mortgage company.
