Keep looking, keep trying, keep your head on your shoulders. I have worked with many buyers in a similar situation (especially recently). If you persevere, you will prevail.

Good luck and let me know if I can help in any manner.

I would be more than happy to take a look at your pre-approval amount and see if I can raise it

Hi Kevin, your right about the fact that the inventory is low. I've been working in the Richmond/San Pablo area for a few years and haven't seen it this low in years. Buying in the spring and summer is more challenging since most families tend to look this time of year. But a lot of sellers list their properties this time of year as well. Have you considered alternate areas? Vallejo, Pittsburg-Antioch. You may have a better chance in finding something but your commute may be further. The bottom line is that prices continue to rise and waiting may not work to your advantage. Feel free to contact me if you would like any further information.

Your post says that you are looking for discounted real estate listings. You should check out this site: http://www.bankforeclosuressale.com/. It is a leading website database that contains over two million foreclosure homes, including bank foreclosures, government foreclosures like VA homes and HUD homes, distressed properties and commercial properties that are for sale all across the nation.

All of the listings have had any outstanding liens eliminated and the title is free and clear. We also update our extensive collection of listings every day. Membership opens up the listing and reveals the contact information and a detailed property description including more photos.

I did a quick check for homes in the San Pablo area and I found 20 active listings starting at $164,900. Here is the link to check it out: http://www.bankforeclosuressale.com/list/ca/county013/san-pa…

The Richmond area has 23 listings: http://www.bankforeclosuressale.com/list/ca/county013/richmo…

My personal advice is to be patient. Better to wait and buy what you like than get stuck with a house and a payment on something you regret. Meanwhile, save every red cent you can to put to either the down payment or remodeling. Something will come your way, just watch.
