Recommend good Home Warranty Companies

I myself do not think any of them are any good. Many of these warranties "have loopholes" You have to be aggressive and really make them hold up their warranty.

I have an old republic home warranty and our inside unit needs to be replaced due to a leak that cannot be repaired. They called this morning and said the state (FL) mandates the outside unit be replaced as well or it won't be up to code even though the thing is working perfectly. They want me to pay $2400 for a new outside unit! They won't do the work inside if I don't. Any ideas? That's a nice loophole they have there.

Is there one. I do not believe home warranties in most cases are worth the paper they are printed on. So many of them try not to do the work. There is always a loop hole.

There are so many warranty companies out there and not being familiar with Texas, you could have some that are different. The main thing to do is if your home has something special in it, you may need to do some checking. My son bought a home in Nov 2012 and his has a sump pump to flow sewage up to the street main line as his home sits below the street level some. Only one of the 6 or 7 companies covering our area supplied coverage for that unit.

Thanks. My home is actually in Raleigh, not in Texas. There was a mixup in my profile on Trulia and I have corrected it since then. I have a standard single family with traditional drainage/sweage home, without the sump pump or the septic tank, etc. It is getting to be 10 years old and I thought it might be good idea to be proactive and purchae some kind of protection for unforseen expenses.

There are so many Home Warranties on the market, you can look at and see which one have the best coverage for your needs. I have been happy with Old Republic Home Warranty for many years, you can see their coverage at http://www.orhp.com or call them at 800-445-6999, no home inspections needed and sellers get free coverage till closing!
