Hills of Kingswood and Park place estates... whats the approx diff in price /sq ft.

Good morning,

There is only 1 home in the Hills of Kingswood on the market right now. It is $135./sf. The 2 homes that sold in that neighborhood in the last 6 months sold at $123/sf.

Park place estates has a lot more active homes right now averaging $143/sf, but again the sold homes are averaging $122/sf.

There are a lot of other details that determine the value of these homes with the variety of lots, pools, and interior amenities. The price per square footage varies depending upon the updates and the square footage of the home. I would suggest hiring a realtor to represent you with your home purchase even when you are dealing with a builder. The service is at no cost to you and you have an expert looking after you and negotiating on your behalf, many times resulting in lower purchase price.

There isn't much difference in the price per sq foot in both subdivision but the Park Place Estates is a much more active subdivision.

Hills of Kingswood $113-$135 per sq ft.
Park Place is $115-$152 per sq ft.

Looking at properties on a price per sq ft basis can also be deceptive. Smaller homes will naturally have a higher price per sq ft and they may not be comparable to a higher value home that is much larger. I would recommend you get with a Real Estate professional that will work with you to figure out what you are trying to accomplish in either buying or selling your home and look for the most relevant properties for your needs.
