Here is the most recent tax info for 2015. http://buyinginbergen.com/bergen-county-tax-rates/ Alpine and Saddle River have the lowest rates. For homes under $1 million, the lowest tax rate is in Paramus.

Here is the 2012 official General Tax rate breakdown from the State of New Jersey.

Obviously home values are the key driver once you take these rates into account.

As mentioned by the other realtors here, there are many affordable townships within Bergen County that you can see excellent "bang for buck" giving you the benefits of living in a great county and while maintaining affordable home expenses.

The Best Property Taxes in Bergen County are in Paramus & Mahwah.
But homes are usually higher. Look at homes in towns you want to live in and look at their taxes, you might be surprised. Don't limit yourself.

That's an excellent question. I find more buyers ask about this today. It is true that towns with low taxes are often offset by higher prices. However if you really feel it is important to keep taxes low for now and even more importantly in the future, and you can afford an area that offers this definitely explore that. Englewood Cliffs, Fort Lee and Paramus have some of the lowest tax rates in Bergen County.

Statistically, the towns that don't have school systems have the best taxes in Bergen Co., based on a percentile of what the home is worth. Unfortunately, the towns that do not have schools are some of the most expensive real estate in Bergen Co. When you look at the homes based on the percentage of the home values, Alpine and Englewood Cliffs, NJ have the best rates on taxes. Both don't have school systems.

Property taxes vary by community, and Bergen County has 70 communities. I also live in Teaneck and have raised my family here for the past 29 years. In evaluating real estate prices, remember that if you p[urchase a home in a community with a larger commercial tax base and lower property taxes, the price of the home may subsequently be higher -- in other words, the price of a split level in Teaneck would be lower than the price of a split level in Paramus because Paramus has lower property taxes. It's best to evaluate the total purchase price of a home figuringh in both price and property taxes together. In addition, communities that have gone through recent townwide reassessments have a more well-adjusted tax base.

Generally speaking, to answer your question, lower property taxes are found in Elmwood Park, Fairl Lawn, Maywood, Mahwah and East Rutherford. If I can help you in any way with a sale or purchase, by all means give me a call!

Paramus & Mahwah have the lowest taxes. But wherever you live you should look at what your house is valued at, have you realtor pull comps and appeal your taxes once a year, usually bet Jan 1 and April 30.
