HI Sean,

Not all REALTORS work with investors. However, the ones that do and own some investment properties of their own , are an invaluable tool for you.

I am on the other side of the country from you, in Florida. I have been buying, renting and selling real estate of my since 1996. A number of my customers are investors. Real estate markets are local in nature. So find a REALTOR that specializes in investment property that is local to you.

Working with investors is great! Typically investors do not buy with emotion, as often times individuals do. If the numbers on a house don't work for them they move on to the next one. Often there is a larger market of houses for sale for the investor, as they are not looking for that "perfect" home to live in . Investors are usually a long time customer for the agent. As they buy, sell and rent over the years. So, they are great for multiple property sales. I have one investor that I have worked with for 10 years. He has bought and sold 15 houses with me representing him. Good investors are loyal to their hard working agent. They send many referrals to their agent. Referrals for buyers, sellers and they send me tenants for my rental houses. Once an investor has bought a couple of houses, they understand the market, so they don't have be re-educated with every purchase. I have built some long lasting friendships with my investors.

Working with investors is completely different than working with an individual home buyer or seller.

The investment business is not what you see on TV. It is a long term commitment. In my opinion, you create wealth over time. Not overnight.

Remember 2 things when investing - You make your money when you buy, not when you sell. And, look to see what everyone else is doing...and do the opposite!
