Hi, What is the best way to get a list of open houses for 3/4 bedroom properties in Poway, Encinitas, Carlsbad and surrounding areas for next

Hi Jay,

Most agents who want activity on their open houses advertise on the web. So you would search "open houses in poway" , etc. Also, you want to engage with an agent once you have selected an area(s) where you want to live.

With the internet tools available, you can locate homes. What an agent can do is give you expert opinions on fair market value, property condition, any quirks of the area and help you negotiate the best deal possible. Other advantages of a good agent can be referrals to lenders that produce results, a good property inspector, referrals for contractors and the like.

Do not hesitate to do your own research, use a good agent to further develop the information.

Hey Jay,
I think the best way is to get a private home tour from a Realtor. You can go yourself and check out what is out there to get a feeling... but why not work with someone that can put together a list of homes that have all your "wants" on it. I would be happy to take you on a tour to check out homes that you would like.... and you can do it on your own schedule and include the properties that YOU want! In addition to the answers below, allow me to add two more ways to find open houses.

1) The San Diego Tribune typically publishes open houses in their Saturday edition. It won't be comprehensive but you will find open houses that way.

2) Second, the San Diego Association of Realtors has a weekly list of open houses -

Of course working with a Realtor is important - but I do think there's value in exploring your neighborhoods by visiting open houses. This can help provide you with a sense of what you are and are not looking for and which areas you like.

Craig's list is a good place to start looking for open houses. Also you can just drive around the area that you like and look for the signs. There are not many open houses this time of year.
You can use my website to find homes that are actively on the market.
The best way to find a home is to work with a Realtor. They can help find you the home that is right for you and save you a lot of time and gas driving around on your own. As a buyer, there is no charge for the services that I provide you.

Just work w an agent. In this market it's critical to have someone representing you, as most listings have multiple offers, and there is no time to waste if you see something you like. I've lived in North County over 25 years, grew up in Poway and specialize in Encinitas and Carlsbad. Seems like you are looking in those areas for the great schools.
Be sure to do your searches on http://www.SurfingSanDiegoHomes.com where you can do a search for all three areas by map at the same time!

Walter covers it......Except, hop in the car and drive around the area you like.

The best way to look for a home, is to work with a REALTOR. Then you don't have to wait for the open houses, and you get to see houses that meet your criteria instead of just the ones that are being held open the week-end you want to go look. This time of the year, there are not a lot of open houses...at least fewer than normal.

Hi Jay, I am not sure there is a best way. Some open houses are put in the MLS, some are advertised in print media and some are not advertised at all. It may be best to have a local agent send you available properties that meet your needs and arrange to show you the ones you like.
