I am glad to hear there is a buyer out there. Let me ask you a question to clarify for all involved here. Do you really mean that you want 1.5% of the commission? Let's say the commission is $10k. You want $150.00?? Or do you mean you want 50% of the Realtors' commission? That would mean $5k. If I lived in your area I'd do it for half price ONLY if you gave me 50% of your salary. That seems fair. In a time where the economy/Real Estate market is the worst it's been in years, I struggle to understand how someone would expect a Realtor to work for half price. It's appaulling that someone would even ask it!! What's even more shocking is that there are agents out there that agree to it. AGENTS-look at the expectation you are setting when you agree to work hard for someone and then give them HALF your paycheck!! It's criminal! I strongly caution any agent out there thinking of falling into this trap/habbit. You don't have to buy your clients. Show them what you're worth! Don't show people you are a pushover. AND, the next time someone asks you to work for half price, remind them that they wouldn't be buying a house if they worked for half price.
To the buyer-a fair commission is 3% of the sale price of the home. It's been like that for a VERY long time, at least in my area. How could you ever expect an agent that can't negotiate a fair commission for him/herself to EVER negotiate a fair price on your house?? Why do you care how much we EARN on a transaction such as this? You aren't paying the commission!!
Many of us are college educated. We all pay exorbitant dues to MLS systems, many of us have multiple MLS services to join. We all join local boards as a requirement. We all have to split our commissions with the broker and pay other fees to the office. We buy our own gas and run our cars into the ground. We spend evenings and weekends away from our spouses and children. We pay for continuous education and for various designations. Then we get to pay for advertising, realtor.com and MANY other websites. We pay for our own personal websites as well. My cell bill every month is almost as much as my mortgage!! This year, I figure my overhead to be in excess of $20k personally. Others is far more, and for some it's less. With that kind of overhead, mine is probably close to average, how could you ever justify asking in a public forum for an agent to give to YOU half of their earnings? Again, I would do it if I could have half of your salary. Keep in mind this is how we make money to pay our own mortgages, car payments, retirement savings, health insurance (no we don't get it from our employer), soccer camp for our kids, family vacations, etc. Good luck with the agent that choses to work for half price for you!! I hope they don't give you half the representation!
