This same interactive site allows you to apply online, assist you with our lease documents and get you moved in to your new home. Later you will have a secure place to pay your rent online and thereby never have a problem with late rent penalties. If you have a maintenance issue you can communicate the same way. I recommend figuring out which areas offer the the size and quality of house that fits what you are looking for, then use http://www.walkscore.com to determine which area best fits your needs for he community. You can also use http://www.SanDiegoRealEstateToday.com to search for properties then click the Walk Score tab and it will show you what is offered in the surrounding area. You might be interested in the following areas - Hillcrest, North Park, City Heights and Golden Hills. These are areas with small older homes located in established neighborhoods. However, depending on your price point there are many more areas in San Diego that will match your search criteria.
You might also consider the college area, Santee, Poway, ...

We will be putting a remodeled home on the market in a few weeks. It is near to everything. The house will have a new kitchen: granite counter tops, stainless steel GE appliances - stove, refrigerator, dishwasher and microwave. The bathrooms are also being redone. It is close to everything you mentioned. The home is in Carmel Valley.
