Hi, I just moved to Fortworth, Texas from Florida. I am looking at homes to buy in Burleson area because of

proxmity to my work and elementaryschool with exemplary status. When I went to see the new homes, the home builders of the new homes are saying that the price they are offering are the best and that they will definitely go up in January. Is this true? Should I rush into buying before the end of the year because the prices will go up in January?

The answer to your question about the sales person telling you the prices will definitely go up in January can't be answered with a definite yes or no, because you have to take a lot in consideration.

1. Did the Sales person give you a special price on a "spec" home?
2. Are you wanting to start from the begining of the building process?
3. Is the subdivision just starting out or is it in the beginning phases?
4. Do you need financing or paying cash?

These are just a few questions one would have to know in order to answer your questions.

I do work in the Burleson area and have many years of experience with New Home Sales. I would love to be able to sit down with you and go over some of your concerns.
One bit of advise I would give you now is to choose a Realtor that will represent your best interest in the purchase of your next home.

The true answer to your question is no. The market for new construction over the next year is unlikely to improve much. However, right now is a great time to buy for other reasons. Interest rates are low low low. If you have not owned a house in the last three years, you are likely able to qualify for up to $8000 in tax credits, and these builders need to sell these homes and many are willing to offer financing incentives and great prices. Plus, if you are worried that the market has not bottomed out, the Fort Worth-Arlington area is ranked least likely in the country to experience home-price depreciation in the next two years by PMI Group Inc., October 2008. Krishna, I have a house for sale in Burleson, TX. It is currently being remodeled. It got struck by lightning on March 31st!!! Anyway, it's a gorgeous 2,498 sq ft home on an acre of land with lots of trees. The inside will be just like new with wood floors, ceramic tile, hot tub, etc., all for $200K. You can't touch a new house like this for this price! Just get in touch with me if you would be interested -- if you buy soon, you could pick your own paint, tile, etc.

Burleson is a nice place to live. Take your time and get what you want. My bet is there will be a post holiday sale as well. You'll probably do better on a spec home vs build job. Always use a realtor to help you with your purchase.

Did you sell your house in Florida?

The builders are probably just trying to get you to write a contract now. Depending on the builder, their prices may go up in January but usually that is only a couple thousand. Also, if they really want your business they will honor their price of now if you buy in January.

There are lots of builders in Burleson as you have probably noticed with similar product so the competition is fierce among them.

Are you looking at homes that they have in inventory? or do you want to build from scratch? that would make a difference too. I'll be happy to assist you as I have years of experience working with builders.
