Hi, I am a first time homebuyer. How often should your realtor be in touch with you?

My realtor sent me listings via e-mail about a month ago. She stated that I should contact her if i was interested in any properties.(I wasn't) and i haven't heard from her since.

Frequency is something agreed to between you and your agent. If she has not gotten back to you there is a problem. As previously stated, are you a client or a customer? A client has a written representation agreement. A customer is a prospective client.

Sometimes contact is daily, sometimes once per week. It depends on your schedule and the timeline you have communicated to your agent.

If you are not happy with the current situation, please contact the agent. Discuss the issue. She may be oblivious to your position. Her experience level in real estate may be a factor too.

YOU are in the driver's seat. Real estate agents work for the client, not the other way around.

Debbie- I am in contact with all of my clients on a very regular basis. As an agent, when I work with 1st time home buyers I spend a lot of time educating them on the whole process of buying a home. You need to be aware of what occurs when starting the buying process until you close on your home.

If you feel comfortable with the agent you have been talking to, then I would open up a dialogue with her and ask her what steps you need to take to start the buying process. Whatever questions you have you should ask. If you don't feel comfortable with her, I would find another agent....ask your friends, family, co-workers who they used. Education & Communication are 2 VERY important keys when buying or selling real estate.

Hi Debbie, Jeannie Feenick here. It sounds to me as if the dialogue with the agent has stalled. You sound more ready to engage in an active search than the agent may realize - perhaps because he/she hasn't heard back from you. If you like this agent and think he/she can add value to your search and purchase, then clarify your timeframe readiness and standards around communication and responsiveness.

Auto email is a tool that can be used to automatically have an email update sent via the MLS with listings that are new or changed (ie price improvements) that meet your criteria.

The point made earlier regarding Mortgage Preapproval is a good one - for your benefit. With that done you will know your buying power so that your focus is clear and should be taken seriously by agents and sellers.

Do you have a buyers contract with your Realtor? Have you been pre-approved or pre-qualified for the price range that you are seeking? If you do not, then your Realtor is not your Realtor, but you are a customer and have no legal relationship. In this case a Realtor may not want to spend time with someone who does not appear ready to buy, and someone who may find another Realltor at any time in the process. If you do have a reltionship with your Realtor, then he/she should be in touch with you possibly every day or very other day, depending upon how busy he or she is. Also, it is your responsibility to respond to the Realtor him/her know what you think about the listings Let him/her know why you do not like them. This will help to narrow the search. When you find a listing or listings that you are interested in, and you have the pre-approval/pre-qualification, then your Realtor will be excited to make the arrangements for a showing.
