Hi, Anyone know anything about Homeowner's and or flood Insurance rates at the beach?

Would love to buy in or around the Myrtle Beach area, but wondering about hurricane seasons, and insurance difficulties. Any advice?

I am an independent agent. We write for over 121 carriers, we have no problem with insuring your home. You need flood, wind and hail and homeowner's coverage. Flood is always separate through any agency, it all costs the same and all eventually goes thru FEMA. SC Wind and Hail Assn. writes wind/hail for all who do not have coverage with their homeowner's for people with State Farm, et al who refuse to cover them for anything but regular homeowners. If it sounds confusing, pick an independent agent because they can combine everything to get you the best deal and the right coverages. Call us today, sleep better tonight. Call a local insurance company and ask them for some quotes on different properties you may be interested in purchasing.

Hello... When we relocated to the Myrtle Beach area years ago we had the same questions.. Insurance depends how close you are to the ocean... the closer you are, the higher the insurance. To give you an example, we live in Murrells Inlet, about 5 mins from the ocean and our Homeowners Insurance is about $1600 a year.. that is higher than our insurance in Georgia $500, but we expected to pay more for living near the ocean blue :) To offset the insurance, our taxes on a 350k home are only about $1200 a year for a primary home. Hi. It really just depends on whether or not you purchase in a flood zone. I work in Pawleys Island (about 20 miles south of Myrtle Beach) at The Litchfield Company Real Estate in marketing and insurance has not seemed to be a problem for our buyers lately.
