Difficult in this economy to receive that type of cap rate, especially in Coconut Creek, but good for long term.

I am a land lord (multiple properties) since 1987; single homes in good areas (good future appreciation), after all expenses (incl. 10% managment fees) and I figure in 11 months per year of income, will produce 5%-6%; not so good areas may have somewhat beter % of return but will require, in my opinion, hand-on managment....
