months or so. Presently, I work PT but do not have a job history for the past 2 years. I do though have the money to purchase a home and the credit as does my son. He tells me there are home auctions every week, however we really do not know where to start and need a broker willing to work with us. Can you suggest anything helpful? Do you think it will be a problem regarding my job situation? My son also has had multiple jobs out there in FL but none have worked out for him, though he will be starting a new job next week on a two week trial basis (it's a job on Princess Cruise Line). He and I will work together with the right person for us.

Hello Ms. Cipriani,

As you may know, you need 2 years continued work history, 2 yrs rental history and some savings to qualify for a loan. A lender considers the risk of default when determining a loan approval. You have several layers of risk. First neither you nor your son have a stable work history. This is critical to getting an approval. If you cannot prove your income, then you must have other compensating factors. How much savings? How good is your credit?

To be honest, without speaking with you, it will be difficult to determine whether you can get a loan.

Is your son in university? Can we explain the multiple jobs? How long has he lived in Florida?

There are several factors that determine your eligibility. Call me to discuss your options.

When you say South Florida are you talking about the Miami area or the Central Florida area around the the area the ships are berth?

If it is the Central Florida Area I would be willing to help if it's the Miami area I can find a Realtor who specializes in that area.
