It's going to be challenging because of an inventory challenging. So I would advise looking in the areas which are closest to work in combination with the best schools.

Below is a link to the local MLS, this link will take you to a search of all the homes in the cities of San Carlos, San Mateo, Burlingame and Millbrae with a minimum of 4 bedrooms and 2 baths. I also included in the search the price range between $1,000,000. to $1,500,000. You can click on each MLS number to view each property, the earth will map each house and some also have Virtual Tours to view. With Silicon Valley and San Francisco minutes from these cities I thought this would be a good start.

Please understand that inventory on the peninsula is way down from those crazy years(2002-2005), in some cases as much as 50% so overbidding and multiple offers are back! Because of the numbers you mentioned, I would recommend that you come to the place I've called home my whole life and rent for a little while. Then you can get a better Idea of what each city offers. If you do see a property and you would like more information, I'm just a call away.

I agree with John. There are so many different types of neighborhoods with different things they offer, that you really want to get familiar and narrow down. However, the closer you get to San Francisco the smaller house you're going to get for your money. Most likely 3500 sq ft is going to be tough for that price unless you go further south.

The area between PA and SF is too large to provide you with any worthwhile advice. Can you say anything more about if you are commuting to a specific location for work, have kids in school, or any other details that would help to narrow down a location? Narrowing it down to just a town isn't good enough, you should always be looking at specific neighborhoods based upon your specific needs.

Welcome Frank, you're going to love it here. A good rule of thumb for someone coming from out of the area is to be on the West side of El Camino.

In San Mateo, your best areas are Baywood/ Parrott Park, Baywood Knolls, Aragon, San Mateo Park/ El Cerrito, Baywood Park, these areas all have one thing in common, good schools. Other areas that are also good are the Highlands, Foothill Terrace and Homestead.

If you want to venture a little further South, Belmont and San Carlos are good, with the nod to San Carlos because they have a better downtown, and a great community.

Do you have school age children? Are schools are important issue for your home selection?

You will not be able to get the size house you want for your desired price in Palo Alto, Menlo Park, or San Carlos.
Redwood City, Belmont, San Mateo, and Millbrae might be your best options

Well....based on where you are coming from, I imagine that you would prefer the warmer climate. So, you best bet is staying in between Millbrae to Redwood City given your specified price range.
