I like some of the older loft buildings like 843 W. Adams... Low ammenity, low assessments but larger space for the $$. Some need a cosmetic update, but they are cheaper then other projects. Block X and Block Y have award winning parks in their projects and greenspace is at a premium in the West loop. Good luck!

Depends on the price range. Here are where my buyers have bought in the past couple years:

1000 W. Washington
1331 W. Madison
949 W. Madison
728 W. Jackson
6 S. Laflin
1500 W. Monroe
17 N. Loomis
625 W. Jackson
200 S. Racine

My favorites are 728 W. Jackson (Haberdasher) but the assessments are a little high. 200 S. Racine is pretty cool. Old "City News" building. A lot of good building along Madison and Adams.

My advice. Be very careful in the West Loop. Even in a hot market you want to find something "unique." There are a lot of places that look the same and when you go to sell this will hurt you. One reason people even look in the West Loop or River North is the "cool" factor. Buy a loft or soft loft and say away from the cookie cutter buildings. I could give you an even longer list of places to stay away from. Best of Luck!!

Although some of the new projects (The Emerald, Pure, Zen, The RD650) are getting press for the fact that the construction of these new higher-rise buildings will bring an ultra-modern, sleeker look to the West Loop, I'm personally still a fan of the smaller, low to mid-rise loft buildings that give the West Loop the artsy, industrial feel.

Some examples: Sky-tech Lofts at 6 S. Laflin, Olympia Lofts at 843 W. Adams, 850 W. Adams (upscale lofts - huge!) 1000 W. Adams (I like it even though it is a bigger more modern building, and assessments tend to be high. Supposedly, though, the heating bills are minimal in this building due to high-efficiency heating /cooling systems); 7 S. Aberdeen (another upscale loft building)... many more.

If you want to a pretty complete list of condo buildings in the West Loop, go here: http://www.westloop.org/live/

The West Loop is definitely booming with its trendy restaurants and industrial/artsy/professional vibe, but maybe too much so. The area is pretty saturated with condos right now, and sellers are looking at averages of 4-6 month market times. It's a great area, though!

1000 W Washington, 817 W Washington, 1040 W Adams, 728 W Jackson, 14 N Peoria are some of my favorites. Unique floorplans in these loft buildings and all of them are financially stable.

Thank you all so much for the great answers! You've given me some new ideas! If there are so many condos on the market at this time, do you think there are better deals now to be had for the buyer in resales or in the new developments? Thanks again, I'm grateful for your valuable input!
