Hello, I am looking at getting a mortgage on a $525k loan and want to put 10% or do a 80/10/10 loan in MN. My income is $250K and avg credit.

Hey bbg,

I would agree with Bob on the $417,000 first and $55,500 on the second.

If you think you may be in the home less than 7 years you may want to price out a Jumbo ARM loan. Pricing on that is pretty attractive.

Most likely the smartest way to get you the best deal would be to do a $417,000 1st mortgage and then we we will set up the rest on a 2nd mortgage to the 90%.

This allows you to stay out of a Jumbo loan. Jumbo loans have more restrictions on credit and higher interst rates then a normal conforming loan. If you have average credit a Jumbo loan outright might be harder to obtain. Regular conforming loans are much easier to qualify for.

Overall this will get you the best deal on what you are looking for. Make sure you are working with a local MN professional who you enjoy communicating with.

Good evening bbg,

First steps:

Meet in person with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for. Your Mortgage Banker will discuss the various loan programs, closing costs, and most important of all, monthly payment.

Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.
