With an FHA mortgage you are at a severe disadvantage.

I would recommend targeting Fannie Mae owned properties and getting preapproved for a HomePath Mortgage. The HomePath mortgage is easy to get, maybe easier than an FHA.

The advantage with a HomePath mortgage is it will allow you to compete on the multiple offers received on virtually every property listed for sale by Fannie Mae. A buyer getting an FHA mortgage versus a HomePath would get beat out even with the same offer price because HomePath doesn't require an appraisal. Unfortunately right now you MUST pay MORE than market value if you actually want to be a homeowner because we have a short supply of homes but a large supply of buyers.

HomePath are restricted to owner-occupant buyers for the first two weeks so you will not have to compete with the multitude of CASH investors paying "above" market value for every property that makes sense as a rental.

So find a Realtor to work with and go out to a HomePath, Freddie Mac the first day on the market and submit your offer. Expect a multiple offer scenario and at least 10 other buyers trying to buy the same house so make sure to get a HomePath mortgage preapproval. Also you can try HUD owned and no urgency to go see these the first day on the market because they will wait 10 days before selecting the highest offer. You can buy a HUD owned with $100 down with an FHA mortgage (but expect to come up with 2% because HUD doesn't even pay their own typical seller related fees so you will have to pay those. Also HUD will not allow more than 3% closing costs.

Yisel, you need a real estate agent that can feed you lists of properties that meet your needs, and are currently on the market. Ideally, you want to know within the first 24 hours that a property is listed for sale.

This property is currently off the market, but does not mean that it will not be available in the near future. Sometimes when homes go into foreclosure, or change owners, they take a bit of time to become available again.

Currently it shows unavailable, but it was sold in 2011, but if you are close to it and see activity, this might be the case.
