Good rental property near Alpharetta, Johns creek, Duluth or Suwanee

Hi - I am looking for an investment property. can someone guide me on the good rental areas near Alpharetta, Johnscreek etc. I heard that homes near Emory hospital has very good rental demand and value.

If above areas are not a good rental areas, pls advise me if there are better rental cities around Atlanta

Those are excellent rental areas, you should do well there. Emory is also very desirable, specialy with Med students, or International students.

To secure the equity in a home purchase, I recommend my clients look for the following criteria in this order:
Top schools
Strong employment centers, ie hospital, local/state/federal government,manufacturing/service areas
Viable economic areas on the rise. ie new shopping centers, recreational areas,
Neighborhoods on rebound. Those moving up in value based on the above, but not priced so much as to reflect a high demand.

There are specific things about the house that follow next such as garage placement, age of systems, etc.

A good example would be Duluth, where several neighborhoods are coming from a decline (example Bridlewood) and are being sought for good schools, strong employment centers nearby, close access to downtown life, and large lots. That would be a suitable choice. There are other examples. If moving in the higher price ranges, the gated communities always hold good appreciation and equity if maintained well.
