For a given Condo Complex, which rents better in general: Gulf Front, 1 BR, 2BR, or 3 BR ?

It will all depend on the furnishings, amenities available at that particular complex. I am the sales agent at the Caribe, which is located across from the beach. We are bayfront, and next door to the Perdido Pass Bridge. I am seeing that families are relocating from the beach to the Bay because we can offer more amenities such as putting greens, lazy river, fishing, boccie ball, basketball, 3 indoor pools, sauna, steam room, etc. all in one resort. We have a shuttle take you under the bridge to the beach. We offer bay or beach views depending on preference. Our best renters are the 2BR's and the largest 3BR's with media. It is going to depend on your marketing, pictures, furniture, and of couse, the complex.

Over the last 20 yrs. I have sold a lot of Gulf Front Condo's & the 1BR and 2BR Condo's have rented almost equally as far as the numbers of days throughout the yr. and income being produced on the rental program. They are priced pretty reasonable & will cash flow. The 3BR Condo's rent well during the summer months & don't rent as well in the winter months, but the newer 3BR Condo's are bringing in big rental income & paying all expenses - It is really going to boil down to a buyers personal preference. If you don't have kids the 1BR or 2BR is the way to go - Prices are still very good & financing rates are excellent! Good Luck Shopping on the Beautiful AL Gulf Coast!

Usually a 1 bedroom will represent the best return on your investment but there are exceptions to the rule. All will rent well given a good rental management program. How much personal use will generally dictate which is the best investment for you.

Condos are especially popular for families, and friends traveling together, so multiple rooms would be necessary for any sense of privacy. You basically have to decide who you want your unit to appeal to ... groups, individuals or only a couple of folks at a time.

You also need to decide whether you will allow pets. This is another reason a lot of travelers prefer renting condos or homes, as many motels and hotels have a limited number of rooms where pets are allowed. If allowing pets (usually dogs), I recommend you make sure your flooring and furnishings are all durable and easy to clean.

As a current owner of a one bedroom Gulf front unit (and a previous owner of another one bedroom and a 3 bedroom unit) I think the best return for your money is a one bedroom. If your need is only for rental income, I say there is no other way to go... on the other hand if your personal needs require a unit larger than a one bedroom you might not have another choice.
Many one bedroom units, (not all) have hall bunk beds so with a sleeper sofa so a unit can sleep 6 people. It allows people a good option on renting. If interested I can provide rental projections from rental companies so you can compare income vs expense as well as giving you options on renting yourself as a way of increasing your returns. Prices are attractive right now and rates are low still if you are borrowing to buy, but both rates and prices are showings signs of going up....something we have not been able to say in several years! Wow, lots of questions the last couple days. It all depends on the complex and location. However, the most requested units in Phoenix buildings are always two bedroom units. That does not always mean it is the highest producing unit. The large units will typically out perform the smaller. It all boils down to what you are expecting on ROI.

Answer a previous question, quality of Life in Orange Beach is a Hands down winner over Perdido Key. Especially when it comes down to property taxes. Feel free to e-mail direct jimmyb@brettrobinson.com

A 2 or 3 bedroom condo will generally have more appeal than a 1 bedroom. When a property has an HOA, you must make sure that the HOA will grant permission to the owner to be able to rent it out to a tenant.
