First time homebuyer with bad credit

My wife and I are moving to San Jose in October of this year. I use to live there and I know how much the rents are. I do not want to pay all that money for rent. I would like to get a mobile home. It would be a good starter home. Our income is $52,000 yr. No car payment but student loans, $139.00 a month until its deferred in the spring 09.

I would consult with a Acorn specialist or FHA CALHFA specialists, that can run the numbers for you without having to pull your score. If the income levels pan out, then i would check the scores and see how close you are or if credit repair is possible.

There are so many cheaper homes now on the market you would be surprised what you see out there. FHA and Acorn or not FICO driven and if income is documented you might have shot at it. I can refer you if needed.

Hello Todd, most of the mobile homes in San Jose area have monthly park space rent to upwards of $700-800. Many of the parks require the new owners residual income be at least 3 times the monthly space rent. The more money you put down, the less you'll have to pay every month on a loan, especially if your credit is poor. Work on getting your credit score up and save your $$. There are many nice mobile home parks in our area and several very quiet ones that require one owner to be 55+. There is some consumer information regarding mobile homes from the Dept. of HUD at the link below you might find useful.

I would also like you to get your credit scores and then see what your options might be. You stated that your income is $52K, but is that what your income will be in San Jose? Do you have money set aside to help you buy a mobile home? I am in the business to help people purchase homes, but I want to you make sure that this is the right financial decision for you. I would be glad to have one my lenders contact you and help you figure out what your options are. I appreciate the fact that you don't want pay rent when you may be able to purchase your home, but you must take care of first things first.

I'm not sure what your question is. Certainly, as Tman advises, work with a lender (I specifically prefer a good mortgage broker) to find out exactly what your credit situation is, what you could buy today, and what you might be able to buy in, say, a year if you worked on improving your credit.

A mobile home is certainly one option, but it may not be the best. Often, they offer inexpensive housing, but they're not really a "starter home."

But first, find out where you really are, credit-wise.

When you say "bad credit" .... what does your credit bureau show on both and what is your FICO's...?

The best thing you could do is get with true or any of the fine credit sources and study, look and understand it or get with a lender and get their opinion.

You might be better off clearing your credit and coming back into the market in 6 or 12 months .... why pay a crazy interest rate or a loaded up closing figure, when a little time and patience can save you thousands..
