First time homebuyer programs..

Where can I read in detail about the different first-time homebuyer programs available now? Such as the SHIP and Headstart to Homeownership programs, etc. Thanks!!

There are seceral programs available and they are all income capped and designed to assist first time buyers who may not otherwise be able to get into a house. Look here for info on the Headstart to Home Ownership (H2H) program:

Good Luck with your first house. The first step, really, is to get with a lender. The State of Florida designates certain lenders to handle their programs so it's easier to monitor it. Names can be found on the websites I've included, or call me and I'll refer you. Most any Realtor can give you the name of a reputable lender they use that can help you with this. Having a Realtor (Buyers Agent) help you with this is invaluable. Now is really the best time in your lifetime to buy a house!

The H2H program in Duval County, Jacksonville, FL is handled by thehousingpartnership.com. You can contact Susan Headridge at 904-398-4424. I work mostly with first-time home buyers and first time investors. The loan officer I use the most is Jeff Lowry because he knows how to combine the H2H and the Florida Bond to get the buyer up to $20000 in down payment assistance. Someone else recommended Becky Flanders to me yesterday. I came back here to check on the thread and saw her name again. Just wanted to put my two cents in....I've never met or talked to her, but to see her name twice from two different people bears a mention.

You've received some excellent advice below. I agree with Eric: get with a lender to help you navigate all the different aspects of these programs. I highly recommend Becky Flanders at Countrywide her phone is (904) 256-2046, as well as Travis Gibbon at Gibraltar Mortgage (they are affiliated with Prudential) his number is 904/435-1090.

Hi Juanita,
Yes all those programs exist and have their own qualifactions. There is also FHA that only requires 3.5 % down, but the seller can contribute to your transaction up to 6% of sales price.
