There could be numbers of program offered now days by banks. But I would suggest you to look for some mortgage brokers first in your area nearby. They could have contact with many other bank and their featured programs. It will help you to choose which could be best for you.

I see you are from Tulare. I am a Realtor in Visalia and also serve all of Tulare County. There are several programs that can help you finance the down payment. Your best bet is to meet with a lender to help you decide which program is right for you. CHDAP and Access are two programs that allow you to get in no money down but they both have income restrictions. If you buy outside of the city of Tulare or Visalia you can qualify for a USDA loan. This is for rural communities. I also know that Farmersville and Woodlake have assistance programs run by the city for first time buyers. It is imperative that you shop around for a mortgage broker that can explore all your financing options and provide you with a pre approval letter with the amount that you can afford. Mortgage brokers have access to many banks, private lenders and different programs.
