Feedback on Terra Serena Milpitas

Asked by Zico, Santa Clara, CA Fri Oct 19, 2012

Would love some advice on the TERRA SERENA community in Milpitas. The homes seem to be priced reasonably well, schools are decent, newer, the dump is not close. Any flip side? Is it too close to the jail and if so how does that affect the value? Thank you.

Yeah, everything you've mentioned is right on the mark. Plus, with the new BART station coming up nearby, it's even more convenient.

As for the correctional facility, it's definitely impacting the market price in the neighborhood. That's why those homes are so affordable and will likely remain so.

In the long run, there's been talk of possibly relocating the correctional facility. If that does happen, prices at Terra Serena will likely jump 30-50%.

Hi Zico,
As a realtor and a resident in the community i would say this is a great place to live. the community is quiet, well built and is a nice community. I have been living next to the correctional first in the condo's next door and now for the last year here in Terra Serena. It has never been an issue but you are aware that it is there.

The correctional facility does affect the value. But considering the other positives such as schools, Bart, shopping, parks, new developments, I would say its a great community.
