You are very onservant! Most homes on the market these days are in escrow. That's because we have about half the amount of homes for sale that we did a year ago, and yet we have the same amount or more qualified home buyers. We've officially entered a seller's market, meaning it's an easy time to sell quickly. And if it's an easy time to sell quickly it means that as a home buyer you need to act quickly. Wanna get your hands on the home of your dreams? Get pre-approved for a loan. This makes you like a cash buyer in the eyes of a seller. And get yourself a Realtor who can acts quickly and is resourceful. Did you know that the home seller pays for you to use a Realtor? Free representation can't be beat. Good luck and happy house hunting!

Most of these escrow's are arms-length transactions. Buyers are notified by email by their agents within hours or even minutes after a new listing is entered into the MLS. Computers are amazing that way. It is automated by the realty agent. Computer and internet savvy owner occupant and investor buyers often view the house and make an offer the same day it comes out on the computer. Every want-to-be buyer that can navigate an internet browser can get the new listings. if you don't have the internet at home, you can go to a public library. This is open to anyone. Swayla, you have the advantage now too. because you know how to get email and how to browse the internet.

Hi Swayla,

Inventory is very low!

You'll need to be on your toes to get a home. Don't wait more than a day or two to look at a property you like. Good luck.
