On Long Island the term "duplex" just means a two-family house. Your house may be a legal two-family even though you are using it as a one family home.

In other parts of the NYC metro area a duplex might be an apartment on two floors with a stair of some kind connecting them.

Generally a duplex is an example of a two family home; it can be up and down, or side by side.

Hi Duplex typically refers to a two family home where the units are side by side versus vertical - i.e. an apt on the bottom floor and one on top. Hope this helps!
