Don't understand resale pricing on DI. Look like you can build (including lot) for about 30% below many asking prices in $1 million range. Why?

Pricing on land, materials, and labor have all decreased in the slow economy, so builders are generally able to build a home for less than what it cost at the height of the market. In addition, with home prices being depressed, builders are taking less of a profit mark up on the homes in order to sell. A homeowner who bought their home in the height of the market (2005-2008) likely paid premium dollar for their home and have a considerable debt to pay off, so their pricing may be more influenced by what they owe then what the current market may dictate.

The basic reason is LAND PRICES HAVE DROPPED. Many foreclosures and desperate sellers are able to discount the cost of the land available. Couple this with builders being more willing to build at more reasonable prices than at the height of the market, and it is a GREAT situation for buyers willing to BUILD a new home.

Many homeowners in the market are wanting what they paid for their properties at the height of the market.

And, many home buyers are unwilling to put in the time and energy *** WELL WORTH THE EFFORT *** to Build a New Home. But this is, and has been, a great way to ensure you get what you pay for, at TODAY'S PRICES!

I have seen many proposals from builders quoting on the same projects with as much as a $30/square foot DIFFERENCE! That's TENS OF THOUSANDS OF DOLLARS!!! Get a steal on the land, and get a quality builder at a discount price, and you can DEFINITELY SAVE on your project!
