Does anyone know what kind of discounts folks buying into Jewel Ridge Estates In Howell, NJ are seeing?

I know they are offering a free morning room and finished basement if you use NVR for your mortgage, but I'm wondering how much additional money off they are offering? Either dollars or percentage.

I also represented potential buyers at Jewel Ridge. My people decided to pass. The free morning room and finished basement are great, but the financing offered by NVR is ridiculous! Not to mention that there are so many "upgrades" necessary to bring the home to most buyers' standards--my clients racked up $100K in upgrades! Standard kitchen flooring, for example is linoleum!!! Who puts down linoleum these days???? Anyway, there are far better choices, in my opinion, for new home buyers both for housing and mortgage plans.
We never got to the negotiation point because my buyers found the house too costly. I have sold other new construction, though, and found builders who will negotiate. Sorry that I cannot answer for these builders. I think that in this market any builder who will not negotiate is crazy, though.

Jason, Obviously Ryan homes has to be competitive with there pricing and offer incentives. However keep in mind that builders do not lower their prices for the simple fact that homes are not moving as quick as they would like. Once they sell a few they have to keep their all ready purchasers happy and values must remain the same.

If you have not looked at the other inventory you should know there are so many deals in Howell and the surrounding area's right now. Quite a few are in new condition and built with solid materials. With information availble at consumers finger tips there is no need to call a realtor to get information, especially with sites like Trulia. However when your ready to actually start looking that's the time to to hire an agent who has your best interests in mind. Make sure who ever you decide to work with is not to salesy and is not soley in it to get the commission. Long lasting relatinships are forged buy forming trust between realtor and client.

I refuse to put in writing my persepctive on purchasing direct from builders. Call me if @ 732.606.2931 you'd like to know how my buyers have benefitted from their dealings with home builders. I have one buyer who, in my opinion, stole the house, unkowingly. It could save you beau coup $$$$. NO OBLIGATION!
