Does anyone know of a way to track down the sales history of multi-family properties when it doesn't show up in the tax records or mls, etc?

You can always check the registry of deeds for that county. I've had good luck going that route and many are now online.

The information should be listed on the county appraisal records site.

Sales history on a single property is useful but you will get more usable info looking at comparables for the neighborhood or sub-division. All of the sale records should be on file with the county but you may have to downtown to get the info from the county registry. It would depend on what you need the information for to determine how hard you want to chase it. if it is just for value there are easier and more accurate ways. If you are looking for a previous owner you would need to look at the deed registry.

First of all, your Realtor should be able to help you; you are using a Realtor?

Secondly; why put so much emphasis on the SALES HISTORY?
We know that the last 5 years have been a roller-coaster.
Let's hope that the last 5 years is not a portent to the next five!
