Does anyone know how much the HOA'S really are at the V Townhomes in Lake Las Vegas?? I am getting conflicting results?

'Hello. We have seen just about everything for sale at LLV as we love the place. The HOA's at the V depend on what size the place is but most of them are between $700-$900. But remember this includes everything. The HOA's are about double in condos as they are with homes. We are currently in escrow on a great home in the south side. Lots of deals out there and many condos are now avaiable for less then $40K. LT

Finally ... the monthly HOA fees as of Feb. 2012 at the "V" Las Vegas = $877 for HOA 1, HOA 2, MP fee & Taxes (est. @ $2,000 +/- year) ... what do you get? A community pool, gym, landscaping, water/sewer and a gate! No security. No golf access (2 of the 3 courses have been closed down). No Lake access (you have to pay extra for that). No trash pickup (trash is an additional $109 every 2 months). And they refuse to give potential buyers a copy of the financial report and assessment of HOAs expenses and budget until AFTER you have purchased. Maybe that's legal but it sounds shady to me. They currently have @ 50 occupants and should the budget fall short again come September 2012, the home owners will experience a further rise in HOA fees. Homes once upwards of $700,000 are now available for as low as @ $150,000. So if you have the cash to purchase and pay off the Sid/Lid and don't care paying $877 just for the privilege of sharing a pool and a gym and a big front gate; (not forgetting additional to your own cable, utilities etc on top of that). Then Go for it! The people up their with their 2 or 3 HOA fees are in La-La Land!

There are other great communities in Henderson and west of Vegas also with these basic amenities for a quarter of the cost!

And again .... this is from a property at the "V" that been on the market over 500 days. We can not understand the price of the HOA fee and the fact they just went up with the vast vacancies and foreclosures in this vicinity. It's weird. By the way, no one ever seems to answer the phone at the HOA - I could be speculating that it also in bankruptcy like many other HOAs in the Vegas area?

We too can not get a stable price on HOA fees either and would have purchase a home there by now but the instability and height of these fees is indiscernible. This if from just one of the properties currently for sale : (have you also discovered the Sid/Lid fees in Las Vegas yet?)

I just got the run around, called V at Las Vegas Eugene Burger Management Corp. P.O. Box 82067 Las Vegas NV 89180 873-3071, infor from title HOA contact list. They said they had never heard of V.

I just Googled "Lake Las Vegas" and found their website:
Their HOA fee is $125 plus a Quarterly fee of $111.

Hi,

I just checked on all of the available townhomes at Lake Las Vegas and they seem to run from $350 to $900 per month, and the HOA fees bear little relationship to the asking price of the unit. In some scases there are master planned community fees, plus one or two "association" fees.

Lake Las Vegas is a beautiful community, but the HOA fees are higher than they are in other communities with similar amenities (like golf). Please let me show you around, or recommend some properties to you.
