Does anyone know anything about this single home property in Chantilly listed as foreclosure on?

No, it's not available to buy.

In fact, it's a fake advertisement. Here's a list of everything that's been available on Morning Glory in the past 180 days:…

First, there are no 4 bedroom/6 bathroom properties. There was one 4 bedroom/5.5 bath property.

If that's the property in question, it wasn't for sale for $633,171. It was listed for $749,900 and sold for $780,000.

It wasn't listed 6 days ago (July 8). It was listed on May 11.

It's not available. The sale closed on June 18--nearly a month ago.

Now, if that's not the property, there was a 4 bed/4 bath that sold for $918,155 on April 23.

Or a couple of 5 bed/4.5 baths that both sold for above $800,000.

There was one property that was available as a short sale for $699,000 that's been withdrawn. It was last bought in 2006 for $945,900, with a mortgage of $662,130 . . . and we know that RealtyTrac often just picks up the outstanding mortgage when it suggests a "price." However, it was a 6 bed/5.5 bath, so that doesn't match RealtyTrac's ad, either. However, it is listed as having 4,056 square feet, which is the same as the RealtyTrac ad. So that really might be the closest. Problem, though: That's the one that sold for $780,000 a month ago.

However, as usual, the RealtyTrac ad really doesn't match up with anything that is, or has been, on the market.

Hi Candy - this home was foreclosed and became a bank-owned property on May 3, 2010. It was listed as a bank-owned property on May 11, 2010 for $749,900.00, went under contract on May 17, 2010 and was sold on June 18, 2010 for $780K with no seller subsidy. This implies that there was a bidding war and multiple offers (since it sold much higher than list price).

It was listed as a short sale prior to all of this and the short sale didn't work out so it went to foreclosure.

Trulia has a partnership with RealtyTrac, which was the source of the Trulia listing. RealtyTrac is wonderful for statistics on foreclosures but they do have a lot of outdated data as far as the status of individual properties.

If you want up-to-date information on active properties, you should select a buyer's agent who will let you know as soon as new properties are listed. For the really good deals in today's market, we find that buyers have to see and get an offer in the first few days on the market. A good buyer's agent will do their part to make sure you don't miss the boat on a new listing.

Most folks don't understand that as helpful as the internet has become to all of us it simply will not replace a good Realtor. Don is on target as many ads simply generate click through advertsising while wasting your time. Sad but true. Find a good Realtor, it is your best move.
