Does anyone have any advice on 3102 Kings Road Dallas, TX 75219?

I did some research on my own and I found that it used to be an apartment complex named Piazza Sienna, and it seems like they are selling these apartments as condos after the management went through foreclosure. In addition, there were many negative reviews about how the property was managed as an apartment. The reviews really worry me as a lot of them mention safety, maintenance, and shoddy construction as major issues.…

I really like the layout, price, and design of these condos they’re offering, but I am worried that this would not be a very smart investment if they are still managing these condos like they were in the past. Here is a link of one of the condos for sale:…

My opinion is for you to ask current residents what they think of the place and make your decision based on that. They are the only ones who can give you an honest opinion on the matter.

Are you looking to live there a few years and then sell for a profit or are you looking to stay there for 6+ years?

Ask yourself what your priorities are and make a pros and cons list after speaking with the current residents.

2. Speaking with residents
3. Merchants in area

You can always check with the police as to the crime rate if you are uncertain about safety issus. If you decide to purchase, you will also have the ability to do an inspection. Usually you will have 7-10 days to inspect without jeopardizing your earnest money. Inspections are always a good invesment.

I normally tell my clients to park in the area they are wanting to purchase on a Saturday (go a few times during the day and at night) to get a feel for the area and to talk to those that are already homeowners of your questions and concerns... try to talk to at least 3 or 4 for a good general concensus of the answers you are receiving. Rental versus HOA is a completely different entity in most cases. If they were managed poorly as apartments I don't think that would have any bearning on current HOA management.

One of the downsides though is high HOA dues...nearly $300/month.
I think that is always something to consider.
