Does accepting Listingbook listings by email put the buyer in any legal contract to the Realtor ?

Many Realtors offer to send listings by email and daily updates to buyers. Does accepting to receive them put the buyer in any contract with the Realtor who provides them. What's the fine print on this?

I would say no, if you do not sign a buyer broker agreement and if the agent hasnt physically introduces you to the property then you have no duty to that agent. You can have4 agents sending you information, only the one that brongs you to the house would be entitled to the commission and only the one who you choose to hire and sign an agreement with, would be your buyer broker. In Texas if a Realtor shows you a property, then they are considered to be the procurring cause for the Buyer to make the purchase. At this point according to TREC the Realtor has earned his commission. I will often offer to send potential clients listings, of course I hope that they will be ethical and call me should any of those homes peak their interest. This business is based on trust and honesty, so that is all we can give and all we can hope to get in return. good luck with your purchase.

If you have signed a buyers agreement there maybe a problem. Is there a disclaimer on the email ? If you dont prefer to do business with the agent best request for them to cease communications.

I'm not a lawyer, but I can't see how receiving emails would equate to a signed contract. Seems more akin to picking up a pamphlet at an agent's office - nothing at all binding in that.
