We just ran into this question on a recnet sale of a townhome in Pembroke, MA. We scoured many websites and other sources. We also spoke directly to a licensed appraiser in MA. All the answers pointed us to the following; In Massachusetts a bedroom must be a minimum of 70 square feet and no closet is required. Although Newburyport may have different regulations, or its' own interpretations of the code.

"Any room can be a bedroom as long as it fits the accommodations required if there is no closet (at least a twin bed & maybe a dresser). For real estate purposes a closet is a plus but not required and the egress requirement is for building new construction-if the window does not meet code it is usually "grandfathered" in."
I don't believe it is CODE, it simply needs a closet to be called a BEDROOM.
If it doesn't have a closet, we cannot include that on the LISTING as a bedroom.
The owner can either build a closet or use an Armoir and make it a bedroom.
