Does Seller have to pay for roof and termite inspection?

and are both inspections required to sell a house? or can you sign something in order to not have those inpections?

As a seller, you don't have to pre-pay for any inspections and there's nothing you'd need to sign. However, if you accept a purchase contract which stipulates that the seller shall pay for those inspections, then you'll either have to pay for them or be in breach of contract.

In most cases, is the buyer the one that wants to know the conditions of the house and pays gor an inspection on that property. But, in any real estate transaction everything is negotiable.

Normally the buyer pays for any and all inspection they wish to have performed on the property.

Now, if you have accepted a contract that states the seller will pay then you are the responsible to pay. Otherwise inspections are paid by the buyer.

Why would you want to sell to a buyer and not allow them to know what they are buying?

Would you buy a home from a seller who is denying you the right to inspect?

Normally the buyer pays for inspections, and can order up what they want. However, if you do have termite issues, it may make more sense to bring in a company to treat them, and then allow the buyers to inspect the property. Termites, like roof leaks, turn away most buyers. Give me a call, I'd be happy to send you the comparables for your property. As you probably already know, the houses in the older section of Hialeah are selling quickly now, and prices are rising rapidly.
