I have made mention of this before, but if you locate an experienced Realtor in your area, they would likely know which lenders can do specialty loans for disadvantaged credit.

I am 2+ years in chapter 13 bankruptcy and am moving out of state to Arizona. Looking at the rental market, it makes sense for me to buy a condo. My credit before the bankruptcy was excellent but I went through a divorce and took a huge financial hit. Hence, the reason for the bankruptcy. I have steady work history (same company for 10+ years) and make $110K per year. I own my home in the other state and am selling it. I pay $1300 a month for my mortgage now and figure I could get a cheap condo with a much smaller monthly mortgage payment. I just need to find out if I could qualify for a new loan?

I forgot to mention, there are lenders that will work with someone who needs time to rebuild their credit and has done a short sale or foreclosure. Generally you need to have you finances in proper order. These type of lenders make a bridge loan (1-3 years) until you qualify for a conventional loan. They generally require 30-35% down and charge 8% interest.
